Our typical clients are a single professional on a secondment for a period of 3-6 months typically from the corporate sector however we do have national guests also who are relocating for work purposes. These people would rather stay in a spacious private apartment than a hotel, but still require many of the services associated with renting from us.
Landlords are our key supplier. We cannot and will not let standards drop or allow poor relations with our major supplier or gain a reputation as an untrustworthy company and therefore, we pay the rent on time and behave as excellent tenants Our whole business is based upon providing unrivalled service, quality accommodation, and great value to our customers. We rely on an exemplary reputation in the property market with both Landlords and Estate Agent by ensuring that the rent is paid on time for all our apartments.
As part of our service, all HKM Housing apartments are professionally cleaned and serviced by us as standard every week, (we insist on cleaning weekly and this way we can inspect the property and ensure standards never drop). In addition to this, any maintenance issues are attended to immediately by our in-house maintenance team, which results in the properties being looked after better than private tenants and as such, dilapidations at the end of the Tenancy are also minimised. Due to the level of service that we promise to our clients, we always keep all the properties in showroom condition. We know how important first appearances are and this is reflected in the quality of our apartments.
Any repairs required due to the actions of ourselves or our guests will remain our sole responsibility.
While the owner will continue to be responsible for general property maintenance and upkeep of white goods, as is typical with traditional tenancies, we offer an additional gesture of goodwill. We agree to cover maintenance costs of up to £250 per year to ensure a more hands-free experience for the owner. For instance, if there is a boiler breakdown costing £120, we would cover this expense. We will arrange and manage all necessary maintenance works, and if costs exceed the £250 limit, we will reach out to you for further discussion.
We specialise in offering high-quality short-term serviced accommodation for business clients and guests staying away from home. To meet the growing demand from our clients, we collaborate with landlords on a guaranteed rent basis.
This is a time-intensive, specialist service, which allows us to charge guests a nightly rate that exceeds our rent payments and operational costs—this is how we generate our profit. Importantly, landlords in our guaranteed rent scheme incur no fees whatsoever.
It's a win-win for everyone: you receive your agreed rent each month without any hassle, your property is well maintained, and our clients enjoy the high-quality accommodation they seek.
